Foggy Windows: Should You Replace the Glass or the Whole Window?

If you see fog, haze or water spots between the two panes of a window, and you cannot wipe it off from either side, the window’s seal has failed. It is one of the most common problems we see in Alabama homes, and the good news is that it does not always mean you need a new window.

Why double-pane windows fog up

A double-pane window is really an insulated glass unit (IGU): two panes of glass sealed around the edges, with argon gas or dry air in between. Over years of heat, sun and temperature swings, that edge seal can break down. Once it does, humid outside air gets in, and moisture condenses between the panes.

In Alabama’s heat and humidity, seals are under constant stress, which is why foggy windows are so common here, especially on south- and west-facing walls.

Why it matters (beyond the view)

  • Lost insulation: the insulating gas has escaped, so the window lets more heat in during summer.
  • It only gets worse: the fog and mineral staining build up over time and cannot be cleaned.
  • Lower curb appeal: cloudy glass is one of the first things buyers notice.

Option 1: Replace just the glass unit

If the frame and sashes are in good shape, we can replace only the failed IGU. A new unit is made to the exact size of your glass and installed in the existing sash.

Glass-only replacement makes sense when:

  • The frame is solid, no rot, cracks or warping
  • The window opens, closes and locks properly
  • Only one or a few windows are fogged
  • You like the style of your current windows

It costs far less than a new window, and it is a good moment to upgrade to Low-E glass at the same time.

Option 2: Replace the whole window

A full replacement is the better investment when:

  • The frame is rotted, warped or leaking
  • Sashes stick, will not stay open or will not lock
  • Many windows in the house are fogging or drafty
  • The windows are old single-pane or early double-pane units

When most of the windows are failing, replacing them together usually costs less per window and gives you a matching look and one warranty. Read our guide on what window replacement costs in Birmingham to see what affects the price.

Frequently asked questions

Can you fix a foggy window without replacing it?

Yes. If the frame and sashes are in good condition, the failed insulated glass unit (IGU) can be replaced on its own, which costs far less than a new window.

Why do my windows fog between the panes?

The edge seal of the double-pane glass has failed, letting humid outside air in. Moisture then condenses between the panes, and the insulating gas escapes.
